South of the river is where Swan Gardens does the bulk of its strata work — there’s a high concentration of mature river-facing complexes through Applecross, Ardross, and Mount Pleasant, and the area’s character (mature gardens, established plantings, properties that have been there for thirty-plus years) means the maintenance work here is about preserving what’s good rather than rebuilding it.
The plant palette is what you’d expect for sandy coastal-plain soils with river influence: frangipani everywhere, jacaranda streets, lemon-scented gums, oleanders on the river-facing boundaries, and a strong native presence in the more recent landscape design. Watering is on standard Perth restrictions, but most of the established lawns here are still on reticulation that needs an annual check we build into the round.
